Thomas Wharton Meadows is an exciting new residential development created by Maytree Construction, bringing a thoughtfully designed collection of sixteen homes to the edge of Kirkby Stephen. The scheme features a balanced mix of 2, 3, and 4‑bedroom properties, each with driveway parking, private gardens, and layouts planned to support modern living.

The development includes both detached and semi‑detached homes, each designed with careful attention to proportion, flow, and everyday practicality. Interiors have been arranged to maximise natural light and create comfortable, functional spaces suitable for families, professionals, and those seeking a high‑quality home in a rural market town setting.

Positioned just beyond the town boundary yet within easy walking distance of all local amenities, Thomas Wharton Meadows offers the ideal blend of countryside calm and everyday convenience. Kirkby Stephen provides a strong range of facilities including a supermarket, banks, post office, hotels, public houses, sports facilities, and both primary and secondary schools. The town also benefits from a station on the scenic Settle–Carlisle railway line, offering connection to Leeds and wider transport links.

Road access is equally strong, with the M6 at Tebay (junction 38) approximately twelve miles away, the A66 at Brough just three miles to the east, and Scotch Corner/A1 within comfortable reach. This makes the development well‑placed for residents who value rural living while maintaining straightforward access to regional routes.

Thomas Wharton Meadows represents the type of project where Maytree Construction’s strengths come to the forefront: well‑planned homes, reliable build quality, and a development shaped around the needs of modern households. The result is a cohesive neighbourhood that feels connected to its landscape, its town, and its future.

Corporate & Funding Structure

The Thomas Wharton Meadows development operated within a multi‑layered corporate and financial framework typical of modern residential schemes. Maytree Construction Ltd delivered the build, supported by a shareholder structure that included Starmount Capital Ltd (Company No. 13178310). Companies House records confirm that one of the brokers involved in the funding pathway also held a directorship within Starmount Capital Ltd, reflecting the interconnected nature of the corporate and advisory relationships during the project period.

Funding for the development was arranged through Funding 365 (F365), with brokerage involvement from Adapt Finance and Afig. These same brokerage teams were engaged in the early funding approach for the West End development, creating continuity across both sites and illustrating the shared financial pathways explored at the time.

This combined structure - developer, shareholder entity, lender, and brokerage teams, formed the operational and financial backbone of the Thomas Wharton Meadows scheme between 2021 and 2023.
